We maximize occupancy by physically improving the apartment buildings, marketing them to selected audiences, screening applicants, maintaining a waiting list of applicants willing to pay the delinquency, and managing delinquencies. Our practices allow us to track and manage income streams such as receipts and recordings, optimize cash flow ratios, balance monthly income and expense reporting, as well as distribute allocated fund ranges per partner contracts. Making sure the property is well maintained inside and outside is crucial for you when dealing with tenants. In addition to hiring talent for permanent onsite positions, we negotiate and actively manage relationships with functional service contractors. We also perform proactive inspections of properties at frequent intervals so that proactive maintenance can be done. Being proactive means we save money, and just as importantly, it means a better lifestyle for our residents.

Tax Credit & Compliance: Powerful Solutions At Hand

Being in compliance or out of compliance with mandated programs is the problem we solve for properties that have the potential to be out of compliance. A majority of TPI Management properties are enrolled in the Low Income Housing Tax Credit (LIHTC) program. TPI Management has remarkably restored properties at risk of losing tax credits or regulatory agreements to compliance using harried, innovative, and creative methods.

TPI Management is familiar with all programs in the affordable housing industry, including LIHTC, project based vouchers, and HUD regulatory agreements. The compliance department of TPI Management meticulously reviews every governing document of the property to ensure all set asides, tenant programs and services, physical condition of the property, and tenant files are compliant.

We are highly proactive by using accurate and timely reports to monitor and improve the operations of the property. TPI Management’s standard monthly owner reports do include some financial and operational information, but are customizable to suit the needs of each TPI Management Services, LLC client, including advanced periodic reports.
